| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers 1615-P-001, 1615-P-002, 1615-P-003, 1615-P-004, 1615-P-005, 1615-P-006 REV A
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, full details of any new domestic heating, kitchen and bathroom vents or flues exiting in any respect upon the exterior of the building shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application, all internal features of special interest shall be retained in situ and not altered in any manner without the prior approval of the Local Planning Authority in writing.

Notwithstanding the details submitted with the application, any works of internal and external 'making good', required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.
