Conditions or Reasons for Planning Application - CB/25/02480/FULL
Conditions or Reasons:
1) The proposed two storey side extension would by virtue of its siting, scale, form and design appear conspicuous and incongruous with the character and appearance of the streetscene. The two storey side extension would lead to a terracing effect due to not maintaining an adequate separation with the shared boundary with property known as (106 Station Road). It is therefore considered that the proposed two storey side extension would have a detrimental impact on the character and appearance of the area. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
2) By virtue of the overall scale of the two storey side extension, together with the proposal being sited in close proximity with the shared boundary with No. 106 Station Road, the proposed two storey side extension would result in an undue overbearing impact and a loss of light, significantly harmful to the amenity enjoyed by occupiers of No. 106 Station Road. Therefore, the proposal is in direct conflict with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework.
