Conditions or Reasons:
1) Given the established grain and character of properties along Markyate Road, as well as the prominent position of the application site, which would allow the proposal to be visible and incongrous within the wider area, it is considered that the excessive scale, height and design of the proposal, particularly its principal elevation, would result in a harmful visual impact on the character and appearance of the area in conflict with Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2024) and the Central Bedfordshire Design Guide (2023). The Local Planning Authority's Prior Approval is therefore refused.
