| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers RM 24 / 008.51A, 2025038-PL-024 REV A and 2025038-PL-025 REV A.
Reason: To identify the approved plans and to avoid doubt. |

Notwithstanding the details submitted with the application, no development above slab level shall take place until details of the materials to be used for the external walls, roofs and fenestration of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policy HQ1, CBLP, Section 12, NPPF) |

Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the Green Belt. (Policy SP4, CBLP, Section 13, NPPF) |

No development above slab level shall take place until the existing front car port, indicated by a dashed line on drawing number 2025038-PL-025 REV A, has been demolished and removed from the site.
