Conditions or Reasons:
1) The proposed replacement of the existing timber frame single glazed windows with uPVC windows cannot be said to reflect or complement the character and architectural design of The White Hart, and would form an incongruous addition to the designated heritage asset. The limited public benefits would not outweigh the less than substantial harm identified. Therefore, the proposal would conflict with Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Paragraph 5.32.1 of the Central Bedfordshire Design Guide (2023) and Sections 12 and 16 of the NPPF.
