Conditions or Reasons for Planning Application - CB/25/02561/FULL

Conditions or Reasons:

1) No more than 1 static caravan, as defined in the Caravan Sites and Control of Development Act 1960 and the Caravan Sites Act 1968 as amended, shall be stationed on the site at any time.

Reason: In the interest of the amenity of the surrounding area and of securing a sustainable form of development, in accordance with Policies SP7, DC3, HQ1 and EE5 of the Central Bedfordshire Local Plan (2021).

2) The static caravan hereby permitted shall only be occupied by a person (or persons) employed as a bailiff / site manager of the business known as Manor Farm Lakes, and any resident dependants.

Reason: In the interest of securing a sustainable form of development, as the site is located in an area where a new dwelling would not normally be permitted and is acceptable on the basis of their being a functional need for a worker in connection with the business operating there, in accordance with Policies SP7 and DC3 of the Central Bedfordshire Local Plan (2021).

3) By the end of the first planting season (October to March) after the date of this decision, the tree planting as indicated on plan ref. 25.053.DK0001.P1 and as stated under 4.2.1 of 'Biodiversity Net Gain Assessment' Rev 1 04 August 2025, shall be undertaken.

Reason: In the interest of amenity and securing net gains in biodiversity, in accordance with Policies HQ1, EE2 and EE5 of the Central Bedfordshire Local Plan (2021).

4) Any existing or future occupiers of the static caravan hereby permitted shall be made aware of the flood evacuation route as shown figure 2.2 of the Flood Risk Assessment Rev C (29/09/2025) and shall sign up to the Environment Agency flood warning alerts.

Reason: In the interest of ensuring that occupiers are not at undue risk of flood events, in accordance with Policy CC3 of the Central Bedfordshire Local Plan (2021).

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 25.053.DL0101.P1; 25.053.DX0001.P1; 25.053.DK0001.P1

Reason: To identify the approved plan/s and to avoid doubt.
