The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers TUL/003/ rev A; TUL/004/rev A; TUL/005/ rev A, TUL/002/ rev A.
Reason: To identify the approved plan/s and to avoid doubt. |

If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.

The development hereby permitted shall not be occupied until the turning space for vehicles illustrated on the approved drawing no. TUL/002/ rev A has been constructed.
Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway. (Section 9, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

A landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority within three months of the date of this permission. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015, or any amendments thereto, the integral garages hereby permitted shall at no time be converted to living accommodation, and the garages and parking spaces hereby permitted shall be kept permanently available for the parking of motor vehicles.
Reason: To ensure that adequate off-street parking is retained within the development to serve the dwellings, in the interests of highway safety. |

Prior to the first occupation of Plot 2, the first 100 metres of the access driveway (from the junction with Station Road to the rear boundary of 81A Station Road) shall be surfaced in accordance with approved drawing ref: TUL/002/ rev A. The remainder of the site, including private driveways, shall be surfaced in accordance with the approved drawing ref: TUL/002/rev A prior to first occupation of Plot 3.
Reason
In the interests of highway safety within the site and surrounding area, the visual appearance of the site, and the residential amenities of existing and future occupiers (Policies T2 and HQ1, Central Bedfordshire Local Plan, 2021) |

No above ground level works for Plots 2 and 3 shall take place, notwithstanding the details submitted with the application, until the external materials to be used for the external walls and roofs, including the black cladding materials, of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Notwithstanding the submitted drawings, the first floor velux windows in the south-western elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the south-western elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |
