Conditions or Reasons for Planning Application - CB/25/02570/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 09-3D-XX-ZZ-DR-A100 Rev 2, 09-3D-XX-ZZ-DR-A101 Rev 2, 09-3D-XX-ZZ-DR-A102 Rev 2, 09-3D-XX-ZZ-DR-A200 Rev 2, 09-3D-XX-ZZ-DR-A201 Rev 2, 09-3D-XX-ZZ-DR-A202 Rev A, 09-3D-XX-ZZ-DR-A203 Rev 2

Reason: To identify the approved plan/s and to avoid doubt.
3) All works and recommendations set out within the 'Ecological Enhancement Plan 2025 Cherryfield' dated 27 October 2025 shall be fully undertaken in accordance with the approved document and retained thereafter.

Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework
4) Throughout the course of development, all working practices shall conform to the requirements set out in Section 6 "Arboricultural Method Statement" and Appendix 3B "Tree Protection Plan" of the supporting document "Arboricultural Impact Assessment" dated 14th October 2025.

Reason: To ensure that development works are carried out in accordance with good arboricultural practice, and are in full compliance with the Arboricultural Method Statement. (Policy EE4 of the CBLP and Section 15 of the NPPF)
5) All external works hereby permitted shall be carried out in the materials as described drawing numbers 09-3D-XX-ZZ-DR-A100 Rev 2, 09-3D-XX-ZZ-DR-A101 Rev 2, 09-3D-XX-ZZ-DR-A102 Rev 2, 09-3D-XX-ZZ-DR-A200 Rev 2, 09-3D-XX-ZZ-DR-A201 Rev 2, 09-3D-XX-ZZ-DR-A202 Rev A, 09-3D-XX-ZZ-DR-A203 Rev 2

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
