| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 23-23-E-110-P; 23-23-E-111-P2; 23-23-FH-100-P4; 23-23-E-112-P7; 23-23-E-113-P4; Flood Risk Assessment and Drainage Strategy (Abington Consulting Engineers, Revision C, 5th September 2025)
Reason: To identify the approved plan/s and to avoid doubt. |

No development shall take place until a Bat Notification Confirmation has been issued by Natural England authorizing the specified activity/development to go ahead.
Reason: To ensure that works do not result in adverse impacts to protected species (Section 15 of the NPPF) |

Prior to the commencement of development, including any demolition works, the provision of an integrated Vivara Pro Build-in Woodstone Bat Box (or suitable alternative) as shown on approved drawing ref: 23-23-FH-100-P4 and 23-23-E-113-P4 shall be implemented on the south existing elevation and shall be retained thereafter. Prior to the firs occupation of the extension hereby approved, a second integrated Vivara Pro Build-in Woodstone Bat Box (or suitable alternative) as shown on approved drawing ref: 23-23-FH-100-P4 and 23-23-E-113-P4 shall be impleemnted on the southern proposed elevation and be retained thereafter.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building, and as stated in the submitted application form.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to the first occupation of the extensions hereby approved, the type and location of boundary treatments (walls/ fencing/ means of enclosure) shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the extensions hereby approved shall not be first occupied until the approved boundary treatments within the dwelling's curtilage have been erected in full accordance with the approved details.
Reason: To ensure each dwelling would benefit from an adequate degree of privacy and to safeguard the character and appearance of the area, in accordance with Policy HQ1 of the Central Bedfordshire Local Plan (2021) |

Prior to the first occupation of the extensions hereby approved, a scheme for the provision of a replacement tree of native species for that removed from the site, shall be submitted to and approved in writing by the local planning authority. The approved tree shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The tree shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

The surface water drainage shall be constructed to manage surface water runoff from the development for up to and including 1 in 100 year event (+40%CC), via discharge to an existing watercourse. The final detailed design shall be based on the agreed FRA and- DS (Ref: Abington, 5/12/24, rev B.) and DEFRAs Non-statutory technical standards for sustainable drainage systems (March 2018) and shall be implemented and maintained as approved. Maintenance will ensure the system functions as designed for the lifetime of the development. Any variation to the connections and controls indicated on the approved drawing which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval. The discharge rate from the development will be limited to the equivalent 1 in 1 year rate, or an appropriate rate as agreed by the Bedford Group of Internal Drainage Boards.
Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with Policies CC3 and CC5 of the Central Bedfordshire Local Plan (2021). |

Prior to the first occupation of the developemnt hereby approved, the developer shall formally submit a finalised 'Maintenance and Management Plan' for the surface water drainage system, inclusive of any adoption arrangements and/or private ownership or responsibilities to the Local Planning Authority, to be approved in writing, and the approved surface water drainage scheme shall be correctly and fully installed as per the final approved details.
Reason: To ensure that the implementation and long term operation of a sustainable drainage system (SuDS) is in line with what has been approved, in accordance with Written Statement HCWS161, 18th December 2014, and Policies CC3 and CC5 of the Central Bedfordshire Local Plan (2021). |

Visibility splays shall be provided at the junction of the eastern access with the public highway before the first occupation of the proposed dwellings. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed access from its junction with the channel of the public highway and 43m measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall for the perpetuity of the development remain free of any obstruction to visibility.
Reason: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021). |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users, in accordance with Policy T3 of the Central Bedfordshire Local Plan (2021). |
