Conditions or Reasons for Planning Application - CB/25/02665/PIP
Conditions or Reasons:
1) The proposal, by reason of location, land use and amount of development would result in the creation of a harmful form of backland development which is at odds with the linear pattern and grain of development within the area and would result in a significant and unacceptable increase in built mass on a sensitive rural site at the edge of the village, resulting in a harmful urbanising incursion into the open countryside, to the detriment of the character of the surrounding environment. As such, the form and extent of development would not reinforce local distinctiveness, nor would it be sensitive to the key characteristics of the surrounding area, and would be in conflict with policies HQ1, HQ8 and EE5 of the Central Bedfordshire Local Plan (2021), policies ND1, D1 and RC1 of the Flitton, Greenfield and Wardhedges Neighbourhood Plan (2019-2035) and sections 12 and 15 of the NPPF (2024).
