| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to development, a Construction Method Statement relating to a piled/pad and beam foundations prepared by a suitably qualified structural engineer, shall be submitted to the Local Planning Authority for approval. This shall be based on the outline recommendations being stipulated in Section 6.3 of the supporting document 'Tree Survey Report -Pre-Development' dated August 2025, as prepared by RGS Arboricultural Consultants. The approved Construction Method Statement shall then be implemented in strict accordance with the required methodology, and shall adhere to the retention of all ground protection measures surrounding the pile foundation at all times.
Reason: To ensure that the pile and beam construction causes only minimal damage to the root system of adjacent trees, and that the construction methodology incorporates the need to maintain ground protection at all times when surrounding the pile foundation works. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 0824L1, 0824L2, 0824L3B, 0824P1, 0824P2, 0824P5E, 0824P6G, 0824P7F, 0824P8F, 0224L4E, 3B.02.V1.
Reason: To identify the approved plan/s and to avoid doubt. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Prior to development, tree protection barriers and ground protection shall be installed and positioned in strict accordance with Section 6.1, 6.2 and Appendix 3B 'Tree Protection Plan -Proposed' of the supporting document 'Tree Survey Report -Pre-Development' dated August 2025, as prepared by RGS Arboricultural Consultants. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works, and only locally removed in order to allow the installation of each pile foundation.
Reason: To protect the designated Root Protection Area of retained trees from damage due to ancillary development activity, whist permitting the necessary construction access where required. |
6)
Footway construction shall be constructed around the new extension in full compliance with the working methodology specified in Section 6.4 of the supporting document 'Tree Survey Report -Pre-Development' dated August 2025, as prepared by RGS Arboricultural
Consultants.
Reason: To ensure that footway construction works are carried out in accordance with good arboricultural practice, so as to minimise damage to the root system of adjacent trees |
