Conditions or Reasons for Planning Application - CB/25/02717/FULL
Conditions or Reasons:
1) The design of the two storey side extension, by virtue of its bulk, massing and scale would not relate well to the host dwelling resulting in a poor quality design and non-subservient addition to the host dwellinghouse which would be detrimental to the character of the host dwelling and wider area. The proposal is therefore considered to be in contrary with Policy HQ1 of the Central Bedfordshire Local Plan (July 2021), Section 11.21 of the Central Bedfordshire Design Guide (August 2023) and Section 12 of the NPPF (2024).
2) Insufficient information has been provided to demonstrate adequate provision for off street parking, and if permitted the proposal may lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway.The proposal is therefore considered to be in contrary with Policies T2 and T3 of the Central Bedfordshire Local Plan (July 2021), the Parking Standards for New Development (August 2023) and Section 9 of the NPPF (2024).
