No development above ground level shall take place until details of the materials to be used for the external walls, roofs and windows of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the development in the interests of the visual amenity of the area.

Prior to first occupation of the dwellings hereby approved, a scheme for the charging of electric and ultra-low emission vehicles for the dwellings shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include the following:
Details of active charging posts or passive provision such as cabling and electricity supply
Timescales / triggers for implementation of the scheme.
The development shall be completed in accordance with these approved details including the agreed timescales / triggers.
Reason: To assist with the transition to low-emission vehicles.

Prior to any development above ground level, an Ecological Enhancement Plan (EES) for the creation of new wildlife features such as hibernacula and the inclusion of integrated bird/bat and bee boxes in buildings/structures shall be submitted to for the written approval of the Local Planning Authority. The development shall be carried out and retained in accordance with the approved details.
Reason: To ensure development is ecologically sensitive and secures ecological enhancements.

The proposed vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the on-site vehicular areas to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.

Details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be submitted to and approved by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises
