Conditions or Reasons:
1) The single storey element of the proposed extension, which has been shown on plan to not comply with the 45-degree guidance, would result in a detrimental loss of light to ground floor windows serving 30 & 34 Churchfield Road and would also result in an undue overbearing impact due to the cumulative added bulk of the extension at first-floor and ground level. As such the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
2) The first floor element of the extension, due to its contrived design and roof form and first floor windows not being centred on those below, is not considered to relate well to the main dwelling and as such is considered to have a detrimental impact on the character and appearance of the original dwelling and as such is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
