Conditions or Reasons:
1) The proposal, by virtue of its significant scale, mass and bulk, would form extensions which result in a cumulatively disproportionate addition to the dwellinghouse that is considered over and above the size of the original building. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt. This would be contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021), Section 11.32 of the Central Bedfordshire Design Guide (2023), and Section 13 of the NPPF.
