Conditions or Reasons for Planning Application - CB/25/02901/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
3) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as Highlands Farmhouse and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

4) All ecological measures and/or works shall be carried out in accordance with the details contained in the Ecological Appraisal and Biodiversity Net Gain Statement (Fayrewood Ecology, October 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species.

5) The air source heat pump hereby permitted shall be installed and operated such that the level of noise emitted from the air source heat pump conforms to the MCS 020 Standard and does not exceed 42 dB LAeq at any time, as measured on the boundary of the site with any nearest neighbouring residential property to the air source heat pump.

Reasons: In the interest of neighbouring residential amenity.
