Conditions or Reasons:
1) The area between the highway boundary and a line from the south-east corner of the site to a point 2.4 metres back from the Trunk Road boundary from the centre line of the access road shall be kept clear of any planting and any other obstructions over 0.6 metres in height.

Reason:

To provide adequate visibility and in the interests of highway safety in the area (Policy T2, Central Bedfordshire Local Plan, 2021) and Section 9, NPPF.
