Conditions or Reasons for Planning Application - CB/25/02916/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L-01A, L-02, L-03A, L-05 Rev E, Underground tank specification sheet, Ecology Report dated 16.9.25.

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials as described on drg L-05 Rev E.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

4) The final slab level of the carport hereby approved shall be constructed in accordance with the height set out on plan nos L-03A (Site plan) and L-05 Rev E (streetscene) as shown in relation to No 10-11 Ickwell Green. Thereafter the site shall be developed in full accordance with the approved details.

Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas in accordance
(Section 12, NPPF).
5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the elevations of the carport hereby approved, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.

6) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015 or any amendments thereto, the parking provision for the site, including the carport hereby approved (which shall not be enclosed) as shown on approved drgs L01A, L03A, L05 Rev E shall not be used for any purpose other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain adequate parking provision for the development hereby permitted without adversely affecting the convenience of site and road users. (Policy T3 Central Bedfordshire Local Plan, 2021)
7) All ecological measures and/or works shall be carried out in accordance with the details contained in the September 2025 Preliminary Ecological Appraisal as already submitted with the planning application and agreed in principle with the local planning authority prior to determination (or any equivalent document submitted to include updated survey results).

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF)
