Conditions or Reasons for Planning Application - CB/25/02951/FULL
Conditions or Reasons:
1) Within six months of the date of this permission, the timber panel screen, as detailed on drawing number: CBC-003, shall be installed and retained thereafter.

Reason: To protect the amenity of adjacent properties (Section 12, NPPF).
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; CBC-001, CBC-002, CBC-003.

Reason: To identify the approved plan/s and to avoid doubt.
3) The building shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area (Section 12, NPPF).
4) Any external lighting attached to the building shall be installed on the screening panel of the proposed development, and shall face south towards the host dwelling (No. 53 Cambridge Road, Sandy) only. No further external lighting shall be installed on the building.

Reason: To protect the residential amenity of neighbouring properties.
