Conditions or Reasons for Planning Application - CB/25/02956/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CB01, 25TRLB-901 Rev A.

Reason: To identify the approved plans and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF)
4) Prior to development, all tree protection fencing shall be installed and positioned in strict accordance with Section 8.1 'Tree Protection Barriers', Appendix A 'Tree Protection Plan' (Ref: CB02, dated November 2025) and Appendix C 'Tree Fencing Detail' of the supporting document 'BS 5837:2012 Tree Survey and Arboricultural Impact Assessment', dated 20th November 2025 (Ref. GHA/DS/129060:25), by GHA Trees. The tree protection fencing shall then be maintained in its secure position throughout the entire course of development works.

Reason: To protect the designated Root Protection Areas of surrounding off-site trees from all forms of ancillary development activity, such as plant and material storage, chemical washings from concrete/cement mixing etc, so as to prevent root and rooting medium damage, and thereby maintain tree health and amenity value.(Policy EE4, CBLP)
