| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers: L01 Rev A, L02, L03 Rev A, L04 Rev C.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted, no development shall commence until details of the materials to be used for the external walls (including brick work and cladding), fascias, and roof of the proposed extension shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details. Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter. Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full details of all new windows and doors (including glazing, colour, and material) shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window or external door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application any works of internal and external 'making good', required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |
