Conditions or Reasons for Planning Application - CB/25/02989/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 14th April 2025.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 101C; 102A; 103E; Design and Access Statement (MDP Architects, rev B, June 2024)

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials as stated on the submitted application form, Section 1.6 of the submitted Design and Access Statement and approved drawing ref: 103-E, and to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The building shall only be used for purposes incidental to the enjoyment of the dwelling known as 53 Station Road, Tempsford.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
