Conditions or Reasons for Planning Application - CB/25/03006/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1557-PL-010 Rev A, 1557-PL-011 Rev A, 1557-PL-012, 1557-SU-002

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to the first use of any part of the extension hereby permitted, the existing outbuilding shown on Plan No. 1557-PL-011 Rev A must be demolished and removed from site in their entirety.

Reason: To ensure the development does not result in disproportionate additions over and above the size of the original building, and to protect/enhance the openness of the South Bedfordshire Green Belt. (Policy SP4 of the CBLP and Section 13 of the NPPF)
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
