Conditions or Reasons for Planning Application - CB/25/03008/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers V22-152-SLP100 Rev A, V22-152-P200 Rev A, V22-152-P511 Rev P1, V22-152-P410 Rev P2, V22-152-SLP120 Rev A, V22-152-SP100 Rev A, V22-152-SLP110 Rev A, V22-152-P201, V22-152-P300 Rev B, V22-152-P512

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to development, tree protection fencing shall be installed and positioned in the rear garden of the applicant's property, which conforms to that shown and specified on the 'Tree Survey and Protection Plan' (Drawing No. TSP DD 04 Rev B) as prepared by C.A.T Landscape Consultancy. The tree protection fencing shall then remain securely in position throughout the entire course of development works.

Reason: To maintain a Construction Exclusion Zone around the designated Root Protection Area of trees within and surrounding the rear garden, so as to protect the root systems and rooting medium from any damage caused by ancillary development activity, and thereby maintain tree health, anchorage, screening, landscape and biodiversity value.
4) All external works hereby permitted shall be carried out in the materials as described drawing numbers V22-152-SLP100 Rev A, V22-152-P200 Rev A, V22-152-P511 Rev P1, V22-152-P410 Rev P2, V22-152-SLP120 Rev A, V22-152-SP100 Rev A, V22-152-SLP110 Rev A, V22-152-P201, V22-152-P300 Rev B, V22-152-P512

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
