Conditions or Reasons:
3) Prior to development, written details of tree protection fencing, proposed in the form of a Tree Protection Plan and an Arboricultural Method Statement and prepared by a suitably qualified arboricultural consultant, shall be submitted to the Local Planning Authority for approval. The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented prior to the commencement of development (including the construction of the new turning head) and shall then remain securely in position throughout the entire course of development works.

Reason: To protect the designated Root Protection Area of trees situated along the roadside frontage, thereby maintaining their health, anchorage, screening and amenity value. (Policy EE4, CBLP; Section 15, NPPF)
