Conditions or Reasons:
1) The proposal will result in an increase in the number of occupiers, including staff and visitors, at the premises. The proposal will therefore result in an intensification of use of the site and front parking area, including garden area, with additional comings and goings resulting in a significant increase in general noise and disturbance, loss of privacy and harmful impact on occupiers of dwellings that surround the site, and harmful impact on the character of the area, contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 12 of the NPPF.
2) The intensification of use of the property will result in a poor standard of internal and external accommodation for future occupiers of the property, resulting in a poor living environment and poor standard of amenity for future occupiers, contrary to Policies HQ1 and T2 of the Central Bedfordshire Local Plan (2021) and the NPPF.
