6) Prior to first use of the development hereby permitted, full details of a scheme for tree planting, to achieve a minimum canopy coverage of 1,230 square meters, and to include species type, location and quantity of planting and future management and maintenance scheme, shall be submitted to and approved in writing by the Local Planning Authority. The scheme thereby approved shall be implemented by the end of the full planting season immediately following the first use of the building hereby permitted (a full planting season means the period from October to March). The trees, shrubs and / or grass shall subsequently be maintained in accordance with a management and maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To accord with the objectives set out in Policy EE9 of the Central Bedfordshire Local Plan (2021) and the Forest of Marston Vale: Design Guidance Supplementary Planning Document (2022).
