Conditions or Reasons for Planning Application - CB/25/03193/VOC
Conditions or Reasons:
1) The Construction Traffic Management Plan (CTMP) dated March 2024 by SDD, as approved by the Council under Discharge of Condition reference CB/24/01011/DOC shall be implemented in accordance with the approved details for the duration of the construction period.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the site.
2) All ecological measures and/or works shall be carried out in accordance with the details contained on the Landscape Masterplan (drawing no. 1207-CSU2 03 rev I) as already submitted with the application and agreed in principle with the local planning authority prior to determination.

Reason: To ensure suitable ecological measures are achieved (Section 15, NPPF)
3) The landscaping scheme as identified on the Landscape Masterplan (drawing no. 1207-CSU2 03 rev I) shall be implemented by the end of the full planting season immediately following the completion and/or first use of the any separate part of the development (a full planting season shall mean the period from October to March).

Reason: To ensure a satisfactory level of planting in the interest of visual amenity. (Section 12 and 15, NPPF)
4) The proposed planting shall be maintained in accordance with the Landscape Management Plan dated January 2024 by Cass Design Consultants Ltd as approved by the Council under Discharge of Condition reference CB/24/00342/DOC and any which are removed, uprooted, destroyed or die during this period shall be replaced with the same species and size during the next planting season.

Reason: To ensure a satisfactory level of landscaping to preserve the visual appearance of the countryside. (Section 12 and 15, NPPF)
5) The development hereby permitted shall be removed and recycled and the site restored to its original condition at the end of its operational life.

Reason: For the avoidance of doubt and to protect the openness of the Green Belt. (Section 13, NPPF)
6) Other than the CCTV/lighting columns hereby approved, no further external lighting shall be installed without the prior written approval of the Local Planning Authority.

Reason: To protect the character of the countryside and to safeguard the openness of the Green Belt. (Section 13 and 15, NPPF)
7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 0021/SRL Rev. G, 0021/SB Rev. G, XXXX-OCU-1001 rev T01 'CCTV and Lighting Column Details', 1207-CSU2 03 rev. I 'Landscape Masterplan', IPE-22373-DWG-LAY-0001 rev T03 'Overall Site Layout', M120 'Battery Storage Dimentional Drawings', 24-224-M-7000 '33 Kv Switch Room', WPS15011-MGA-100 'Transformer General Arrangement'.

Reason: To identify the approved plan/s and to avoid doubt.
