Conditions or Reasons:
1) The proposed side extension, due to its significant depth at two-storey level would add an unacceptable level of bulk to the dwelling, and therefore, would not represent a subservient addition to the dwelling that relates well to the design and character of the dwelling. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
2) The 'M-shaped' roof form would be at odds with the character and form of the roof of the host dwelling, therefore fails to be a sympathetic addition to the dwelling, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
