| Conditions or Reasons: | 1)
The development hereby permitted shall be completed not later than three years from the date of this approval.
Reason: To comply with MA.2(5) of Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development)(England) Order 2015 (as amended). |

No development shall take place until a scheme for protecting the proposed dwellings from noise from road & rail traffic has been submitted to and approved in writing by the local planning authority. None of the dwellings shall be occupied until such a scheme has been implemented in accordance with the approved details, and shown to be effective, and it shall be retained in accordance with those details thereafter.
Reason: To protect the amenity of future residential occupiers of the development. (Section 15, NPPF) |

Prior to occupation, a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom and 1 short stay space per unit, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |

The development hereby approved shall not be occupied until details of refuse storage area and collection point have been approved by the Local Planning Authority. No part of the building shall be occupied until the said storage and collection points have been constructed in accordance with the approved details.
Reason: To ensure the refuse collection bins do not cause a hazard or obstruction to the highway or parking area.(Policy T2, Central Bedfordshire Local Plan, Section 9, NPPF) |
