| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; A1.01 (1), A1.01a (1), A1.02 (4), A1.04 (3), A1.05 (3), A1.06 (3), A1.07 (1), A2.01 (2), A2.09 (1), A2.10 (3), A2.11 (2), A3.02 (7), A3.03 (4), A3.04 (3), A3.05 (3), A4.08 (1), A4.09 (3), A4.10 (3), A4.11 (3), dbs/10445/SKCL001, dbs/10445/SKCL002, dbs/10445/SKCL003, dbs/10445/SKCL004, CBC-001.
Reason: To identify the approved plan/s and to avoid doubt. |

No development shall take place until an Ecological Enhancement Plan for the creation of new wildlife features such as integrated bird/bat boxes in buildings has been submitted to and approved in writing by the local planning authority. The content shall be informed by the Preliminary Ecological Assessment (Chris Seabridge & Associates Ltd, November 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination. The details shall be implemented as approved and retained thereafter.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements (Section 15, NPPF). |

Prior to works above slab level, notwithstanding the details submitted with this application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

All ecological measures and/or works shall be carried out in accordance with the details contained in the Preliminary Ecological Assessment (Chris Seabridge & Associates Ltd, November 2025) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination (or any equivalent document submitted to include updated survey results).
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species (Section 15, NPPF). |

Tree works required to facilitate development shall be confined to the removal of T2 (Rowan), and shall conform to the requirements set out in Section 4 'Tree Works' of the supporting document 'Arboricultural Method Statement' (Doc Ref:- 1AMS2025.Shepherd.CSA) dated October 2025 (Amended November 2025), as prepared by Chris Seabridge and Associates Ltd.
Reason: To ensure that tree work operations are confined to that identified in the Arboricultural Impact Assessment, thereby only being deemed necessary to facilitate development, and that this work is undertaken in compliance with good arboricultural practice (Section 15, NPPF). |

Prior to any machinery being brought onto site, an appointed Arboriculturist shall be commissioned to oversee all tree protection fencing and ground protection, which shall be installed and positioned in strict accordance with Section 5 'Tree Protective Fencing', Section 7 'Temporary Ground Protection' and Appendix I 'Tree Protection Plan' of the supporting document 'Arboricultural Method Statement' (Doc Ref:- 1AMS2025.Shepherd.CSA) dated October 2025 (Amended November 2025) , as prepared by Chris Seabridge and Associates Ltd. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works.
Reason: To ensure full compliance with the tree protection specifications that are to protect the designated Root Protection Areas of retained trees from ancillary development activity, so as to safeguard their health, anchorage, landscape and biodiversity value (Section 15, NPPF). |

The driveway extension shall be constructed in strict accordance with Section 4.2 'Driveway Extension'' of the supporting document 'Arboricultural Impact Assessment' (Doc Ref:- 1APA2025.Shepherd.CSA), dated October 2025 (Amended November 2025), and Section 8 'Geo-Cellular Confinement System' and Appendix II 'Arboricultural Method Statement for Cellular Confinement System' of the supporting document 'Arboricultural Method Statement' (Doc Ref:- 1AMS2025.Shepherd.CSA) dated October 2025 (Amended November 2025) both prepared by Chris Seabridge and Associates Ltd. Works shall be carried out under the supervision of the appointed Arboriculturist.
Reason: To maintain ground conditions conducive to the continued physiological functioning of the root system of adjacent trees, where the driveway extension will encroach over the designated Root Protection Areas of such trees, so as to maintain tree health (Section 15, NPPF). |

The foundations of the extended building shall be constructed using cantilevered ground beams supported on pad foundations, as being specified in Section 4.1 'Foundations of Old Coach House Extension' (including Figure 2) of the supporting document 'Arboricultural Impact Assessment' (Doc Ref:- 1APA2025.Shepherd.CSA) dated October 2025 (Amended November 2025) as prepared by Chris Seabridge and Associates Ltd.
Reason: To reduce the impact of the extension on the designated Root Protection Areas of trees T4 and T5, so as to minimise any root damage to these trees (Section 15, NPPF). |

Throughout the course of development, all working methodology shall comply with that specified in Section 2 'Event timings', Section 3 'Root Protection Areas (RPAs)' and Section 6 'Excavations within RPA' of the supporting document 'Arboricultural Method Statement' (Doc Ref:- 1AMS2025.Shepherd.CSA) dated October 2025 (Amended November 2025) as prepared by Chris Seabridge and Associates Ltd.
Reason: To ensure that all working operations are being carried out in the interests of good arboricultural practice (Section 15, NPPF). |
