Conditions or Reasons for Planning Application - CB/25/03271/VOC
Conditions or Reasons:
1) No caravan located on the Site shall be occupied for residential purposes by persons other than Gypsies and Travellers, as defined by the Planning Policy for Traveller Sites 2024 or any subsequent guidance.

Reason: To ensure that the occupation of the residential caravans on the site is restricted to Gypsies and Travellers.
2) The scheme hereby permitted shall allow (plots 2, 2a and 3) no more than 19 caravans (of which no more than 8 shall be static caravans) to be stationed on the site at any one time. Of these no more than 5 caravans (of which no more than 2 shall be a static caravan) shall be parked or stored on plot 2a, and no more than 3 caravans (all of which can be static caravans) shall be parked or stored on plot 3 and no more than 11 caravans (of which no more than 3 shall be static caravans) shall be parked on plot 2.

Reason: In recognition of the location of the site outside the settlement envelope in the open countryside and having regard to the control of the visual amenities of the locality. (Section 12 NPPF, CBC Local Plan (2021) Policies SP7, EE5 and HQ1).
3) No vehicle over 3.5 tonnes shall be stationed, parked or stored on the site.

Reason: In the interests of the amenity of neighbours, visual amenity and highway safety (Section 12 NPPF, CBC Local Plan (2021) Policies HQ1 and T2).
4) No commercial activities shall take place on the land, including the storage of materials.

Reason: In the interests of neighbouring amenity, visual amenity and highway safety (Sections 12 and 15 NPPF, CBC Local Plan (2021) Policies HQ1, CC8 and EE5).
5) The additional static caravan hereby approved to be stationed on Plot 2A shall be anchored to the ground prior to the first occupation of the caravan and thereafter maintained as such. A Flood Evacuation Plan shall be prepared within three months of the date of this permission and shall include details of flood evacuation and escape routes from the site for occupiers, and associated signage, and the signing up to flood warning services. The Flood Evacuation Plan and its measures shall thereafter be retained and kept under review.

Reason: To ensure that users of the site will be safe during flood events. (Section 14 NPPF, CBC Local Plan (2021) Policy CC3).
