Conditions or Reasons for Planning Application - CB/25/03276/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 632g-DJA-DR-A-00002 P01, 632g-DJA-DR-A-00003 P01, 24397, 222026-MNP-XX-XX-DR-C-1800, 222026-MNP-XX-XX-DR-C-1801, WA LA PL 31, WA LA PL 61, WA LA PL 21, WA LA PL 51, WA LA PL 10, WA LA PL 40, 632g-DJA-DR-A-00001 P01, WA LA PL 30, WA LA PL 60, WA LA PL 20, WA LA PL 50, 632g-DJA-DR-A-51000 P01, WA LA PL 11, WA LA PL 41, WA LA PL 12, WA LA PL 42, WA LA PL 32, WA LA PL 62, WA LA PL 22, WA LA PL 52, WA LA PL 33, WA LA PL 63, WA LA PL 23, WA LA PL 53

Reason: To identify the approved plan/s and to avoid doubt.
3) Part A: The development hereby approved shall only be implemented in full accordance with the building recording and archaeological scheme of works as described in the document entitled: Woburn Abbey (Game Larders), Woburn, Bedfordshire: Written Scheme of Heritage Asset and Resource Management (WSHARM). TJC Heritage Ltd, document TJC2026.16, version 1, dated 25th January 2026.

Part B:

This condition will only be fully discharged when:

all the stages of historic building recording and archaeological fieldwork are finished, and this has been confirmed in writing by the Local Planning Authority.
the post fieldwork analysis has been completed and the report(s) approved by the Local Planning Authority.
confirmation of that the archive has been fully transferred to the Bedford Estate Archive, Woburn including the unique archive identifier has been provided to the Local Planning Authority.

Unless otherwise agreed in writing by the Local Planning Authority, items 2 and 3 of Part B of this condition must be completed within 3 years of the fieldwork date of completion.

Reason: In line with policy HE1 of the Central Bedfordshire Local Plan 2015-2035 (adopted July 2021) and paragraph 218 of the National Planning Policy Framework (2024): to investigate and record any archaeological/historic structural remains that will be affected by the development, to safeguard the long-term future of the archive and to make the record of all the work publicly available.
4) All ecological measures and/or works shall be carried out in accordance with the details contained in the June 2025 Protected Species Survey as already submitted with the planning application and agreed in principle with the local planning authority prior to determination (or any equivalent document submitted to include updated survey results).

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF)
5) The South Larder shall be used for Class E (a) and the North Larder shall be used for Class E(b) and no other purpose (including any other purpose falling within Class E of the Schedule to the Town and Country Planning (Use Classes) Order), or any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.

Reason: To exclude the provisions of the said Use Classes Order and thereby ensure the Local Planning Authority retains full control of the future use of the buildings in view of the special circumstances of the case.

6) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors - November 2023 Update https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
