Conditions or Reasons for Planning Application - CB/25/03285/FULL
Conditions or Reasons:
1) The proposed extension, due to its significant width and depth and due to the roof ridge not being set down below that of the original dwelling, would not represent a subservient addition to the dwelling and would not relate well to the design or character of the dwelling. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
2) The two-storey extension would detrimentally impact the openness of the corner as the space between the dwelling and the corner would be significantly reduced. The loss of the open aspect of the corner would be contrary to the design guide and is considered to have a detrimental impact on the character and appearance of the area. This is contrary to HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
3) The proposed new access would not be permitted as this would be a 2nd access on an unclassified road, and therefore the proposed parking at the front of the property would not be accessible. As such, satisfactory parking provision has not been demonstrated and the proposal would create an under provision of parking. This would leave the site falling below the requirements in Central Bedfordshire's Parking Standards for New Developments Supplementary Planning Document and is likely to result in additional on-street parking, which would be detrimental to road safety and the flow of traffic.
