Conditions or Reasons:
1) The proposed extension by reason of its design, scale and form would appear incongruous and out of keeping with the character and appearance of the dwelling and streetscene. Therefore, the proposal does not represent a high standard of design and is contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 11 of the Central Bedfordshire Design Guide (2023), and the National Planning Policy Framework.
2) The proposed rear extension, by reason of its siting, scale and close proximity to neighbouring dwellings will result in a harmful overbearing impact and loss of light to adjoining occupiers of 51 Station Road, and will constitute an un-neighbourly form of development. The proposal will therefore be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide (2023) and the National Planning Policy Framework.
