Conditions or Reasons for Planning Application - CB/25/03341/PAAD
Conditions or Reasons:
1) The development hereby permitted must be completed within a period of three years starting with the Prior Approval Date.

Reason: To comply with Q.2. (4) of Class Q, Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2) This approval relates only to the details shown on the submitted plans, numbers: 4909.25.01, 4909.25.02, 4909.25.03, 4909.25.04, 4909.25.05

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to the occupation of any dwelling on the site, a scheme for the provision of waste receptacles for each dwelling shall be submitted to and agreed in writing by the Local Planning Authority. The receptacles shall be provided before occupation takes place.

Reason: In the interest of residential amenity and to reduce waste generation in accordance with the Councils's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006).
4) Prior to first occupation of the dwelling hereby approved, full details of a refuse storage point, and a refuse collection points at the site frontage and outside the public highway, shall be submitted to, and approved in writing by, the Local Planning Authority. The development hereby approved shall be implemented in accordance with the approved details prior to first occupation of the approved dwelling and shall be maintained as such for the lifetime of the development.

Reason

In the interests of highway safety (Section 9, NPPF)
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building and as shown on approved drawing ref: 4909.25.04.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) Prior to occupation, a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose (See Notes to the Applicant)

Reason

To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport (Section 9, NPPF)
7) Prior to the first occupation of the dwelling hereby approved, details of an electric charging point, including details of equipment design and colour, within the site shall be submitted to and approved in writing by the local planning authority. The approved details shall be implemented, with the charging point available for use prior to first occupation of the dwelling.

Reason: To ensure that adequate parking with facilities for the charging of electric vehicles are provided (Sections 9 and 12, NPPF)
