Conditions or Reasons:
1) The site access arrangements are not considered to be safe and suitable, with the proposals resulting in an additional and unnecessary point of highway conflict, forming a new road junction which would have an adverse effect upon road safety and the flow of traffic by reason of its location, including proximity to the adjacent roundabout junction. The proposal would therefore be contrary to Policies T2 and HQ1 of the Central Bedfordshire Local Plan and Section 9 of the NPPF.
