Conditions or Reasons for Planning Application - CB/25/03405/FULL
Conditions or Reasons:
1) The proposed first floor front extension by virtue of its scale, massing, bulk and form would result in an unacceptable and harmful impact on the host dwelling and the character and appearance of the area. Therefore, the proposal is not considered to be a high standard of design and is contrary to Policy HQ1 of the Adopted Central Bedfordshire Local Plan, Sections 11.21 and 11.22 of the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2024).
2) By virtue of the overall bulk, scale and massing of the first floor front extension, together with the proposal being sited in close proximity with the shared boundary with No. 14 Milebush, the proposed first floor front extension would result in an undue overbearing impact, loss of light and loss of outlook significantly harmful to the amenity enjoyed by occupiers of No. 14 Milebush. Therefore, the proposal is in direct conflict with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework.
