Conditions or Reasons for Planning Application - CB/25/03406/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All new works hereby permitted shall be carried out in materials as detailed in the submitted application form, Design & Access Statement and approved drawing ref: CBC01, and to match as closely as possible in colour, type and texture, those of the existing historic fabric

Reason: In the interests of preserving and enhancing the special character, significance and appearance of the designated heritage asset (Section 16, NPPF)
3) Notwithstanding the approved plans and details, all making good of the existing well shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16).
4) This consent relates only to the details shown on the submitted plans, numbers CBC01; CBC02; CBC03; CBC04; Design and Access Statement

Reason: To identify the approved plan/s and to avoid doubt.
