Conditions or Reasons for Planning Application - CB/25/03438/PAAD
Conditions or Reasons:
1) The development hereby granted prior approval shall be completed within three years from the date of this decision.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those in drawing numbers V23-105-P31_C Plot 3 - Proposed Elevations, V23-105-P41_C Plot 4 - Proposed Elevations, V23-105-P05_H Plot 1 and 2 - Proposed Plans and Elevations, V23-105-P51_B Plot 5 - Proposed Elevation Plans.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

3) Unless the Council agree in writing that a set extent of development must commence to enable compliance with this condition, no development shall commence until, a remediation method statement is submitted to and approved in writing by the Council. This statement shall detail any required remediation works and shall be designed to mitigate any remaining risks identified in the approved quantitative risk assessment. All works must be carried out in compliance with and by a competent person who conforms to Land Contamination Risk Assessment (LRCM) guides.

Reason: In order to protect human health and the environment and in accordance with paragraphs 189 and 190 of the NPPF.
4) Unless the Council agree in writing that a set extent of development must commence to enable compliance with this condition, no development shall commence until the approved remediation method statement has been carried out in full and a verification report confirming these works has been submitted to, and approved in writing, by the Council. This report shall include: details of the remediation works carried out; results of any verification sampling, testing or monitoring including the analysis of any imported soil; all waste management documentation showing the classification of waste, its treatment, movement and disposal; and the validation of gas membrane placement. If, during development, contamination not previously identified is found to be present at the site, the Council is to be informed immediately and no further development (unless otherwise agreed in writing by the Council) shall be carried out until a report indicating the nature of the contamination and how it is to be dealt with is submitted to, and agreed in writing by, the Council. Any required remediation shall be detailed in an amendment to the remediation statement and verification of these works included in the verification report. All works must be carried out in compliance with and by a competent person who conforms to Land Contamination Risk Assessment (LRCM) guides.

5) This approval relates only to the details shown on the submitted plans, numbers V23-105-P13_H Proposed Site Plan - Part Q, V23-105-P30_C Plot 3 - Proposed Plans, V23-105-P31_C Plot 3 - Proposed Elevations, V23-105-P40_C Plot 4 - Proposed Plans, V23-105-P41_C Plot 4 - Proposed Elevations, V23-105-SBP10_C Existing Site Block Plan, V23-105-P05_H Plot 1 and 2 - Proposed Plans and Elevations, V23-105-P50_B Plot 5 - Proposed Floor Plans, V23-105-P51_B Plot 5 - Proposed Elevation Plans, V23-105-EX08_A Existing Plans and Elevations Barn 17, V23-105-EX04_A Existing Plans and Elevations Barn 2, V23-105-EX03_A Existing Plans and Elevations Barn 1, V23-105-SLP10_B Site Location Plan.

Reason: To identify the approved plan/s and to avoid doubt.
