Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

1A Existing ground floorplan
2A Demolished ground floorplan
3A Proposed ground floorplan
7A Existing elevations
8A Proposed elevations
10A Site location & proposed block plan

Reason: To identify the approved plan/s and to avoid doubt.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The first floor windows in the east and west elevations of the development hereby permitted shall be filled with obscure glass at all times to the satisfaction of the Local Planning Authority.

Reason: To safeguard the amenities of adjoining property owners.
4) All vehicular access to the site shall be taken from Dene Way and at no time shall such access be taken from the unmade track from Biggleswade Road to the rear of the site.

Reason: To safeguard the amenities of adjoining occupiers.
