The proposal, by virtue of its significant scale, mass and bulk, would form extensions which result in a cumulatively disproportionate addition to the dwellinghouse that is considered over and above the size of the original building. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt. This would be contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021), Section 11.32 of the Central Bedfordshire Design Guide (2023), and Section 13 of the NPPF. |

The proposed two-storey side extension, by way of its siting, scale, form and design, would cause an overbearing impact to the rear windows and immediate amenity space of No.22 Furlong Lane. The proposal would therefore have an unacceptable impact upon neighbouring amenity and would not be considered high quality design, contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF. |
