Conditions or Reasons:
1) The proposal, due to its siting, width, height, scale and design, would be detrimental to the residential amenities of the adjoining neighbouring property known as Bella Vista. Partly due to the levels of the site, and partly due to the scale of the proposed development, the outbuilding would result in an overbearing impact, loss of outlook and sense of enclosure to the private amenity space of this neighbouring dwelling, detrimental to the residential amenity of the adjacent occupiers. The proposal is therefore contrary to the principles of good design as set out in Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
