| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2025005-PL-012, 2025005-PL-013, 2025005-SU-001, 2025005-SU-002
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to development, all Construction Exclusion Zone (CEZ) Tree Protection Barriers and Temporary Ground Protection (TGP) shall be constructed, installed and positioned in strict accordance with Section 9.1 'Tree Protection Plan', Section 9.2 'Protective Barrier Specification', Section 9.3 'Ground Protection Specification', Section 10.1 'Arboricultural Method Statement' and Appendix C 'Construction Exclusion Zone - Signage' of the supporting document 'Arboricultural Impact Assessment (AIA)' by 'Tree Sense' Arboricultural Consultants, dated 20th January 2026 (Document Ref. DHA_160_AIA_001). The Tree Protection Barriers and Temporary Ground Protection shall then remain securely in position throughout the entire course of development works.
Reason: To protect the designated Root Protection Areas of surrounding trees from compaction, excavation and chemical contamination damage, so as to maintain tree health, anchorage,
biodiversity, landscape and amenity value, using a combination of Tree Protection Barriers to create a secure Construction Exclusion Zone and Temporary Ground Protection to protect the underlying soil and rooting environment. |

Throughout the course of development, all working procedures, site management, construction methodology and arboricultural supervision shall fully comply with the requirements set out in Section 10.1 'Arboricultural Method Statement', Section 10.2 'Site Responsibilities' and Appendix A 'Construction Exclusion Zone - Inspection Form', of the supporting document 'Arboricultural Impact Assessment (AIA)' by 'Tree Sense' Arboricultural Consultants, dated 20th January 2026 (Document Ref. DHA_160_AIA_001). This shall include procedures to be followed under the specific headings 'Construction Within RPAs of Retained Trees', 'Storage Space and Waste Managment', 'Underground Utility Services', and 'Additional Precautions'.

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
