Notwithstanding the details submitted with the application, full details of the proposed materials shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing which is relevant to that specific building repair being undertaken on site, not as a whole, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

No timber or brick cleaning shall commence until trials have been conducted and the results and methods submitted to and approved in writing by the local planning authority. Test panels shall be agreed in advance with the local planning authority.

Method statements detailing the temporary removal and reinstatement of a) the marble fire surround in bedroom 1 and b) the staircase to the second floor, including measures to ensure the protection of historic fabric, shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of works which is relevant to that specific building repair being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric and traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located.(Section 16, NPPF) |

Full details of the replacement first floor staircase to the attic, including materials, design, joinery and finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of any works relevant to the replacing of the attic staircase, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Written approval must be sought for any changes to the approved works to the existing building fabric and repair strategies following any further site discoveries or opening up which have meant that the approved design requires modification to overcome previously unknown site conditions without a requirement to submit a full listed building application for amendment.
Reason: To prevent loss of any archaeological interest and mitigate the impact arising from the removal of historic fabric.(Section 16, NPPF) |
