By virtue of the size, scale and siting of the front facing dormer window, it is considered that the increased bulk and massing would relate poorly to the original detached garage, resulting in a poor quality design and an overly dominant addition. In addition, given the excessive large scale, and design it would be considered to give rise to an overly dominant incidental building when viewed from the streetscene. As such, the development would result in a detrimental impact on the character and appearance of the area, and the host dwelling. As such, the proposal is considered contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 the NPPF (2024). |

The design of the flat roof dormer window, including the materials and fenestration, would be unsympathetic and would fail to complement the design of the host dwelling. The dormer window would be offset and result in a dominating addition that would span over half the width of the front roof slope of the garage. As such, it would be considered poor quality design contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF (2024). |

Due to the siting of the rear rooflight and proximity to the shared boundary with 34 Braeburn Way, it would give rise to a detrimental and unacceptable overlooking impact and loss of privacy upon this neighbouring dwelling. As such, the proposed roof light would result in harm to the amenity of a neighbouring dwelling and be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF (2024). |
