Conditions or Reasons:
1) The proposed extensions by reason of their scale, bulk, massing and design, would fail to be subservient or proportionate to the host dwelling. When taken together, the proposed extensions are considered to detract from the original character of the property. In addition given the bulk and poor design of the side facing dormer window and roof design it is not considered to follow the pattern of development along Front Street and therefore would not be in keeping with the character or grain of the local area. Consequently, the proposal is considered to result in visual harm to the property and would fail to remain sympathetic to the character and appearance of the streetscene. As such the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Chapter 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
2) The side dormer, due to it's bulk, scale and proximity to the neighbouring property No.29 Front Street, would result in a significant perception of overlooking to the private amenity area of No.29 Front Street. The proposal is therefore contrary to the principles of good design as set out in Policy HQ1 of the Central Bedfordshire Local Plan, the Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
