Conditions or Reasons for Planning Application - CB/25/03603/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers: CBC-001, 202036 (Rev A), 202036.

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application, details of all fixings, including the method of fixing, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of refurbishment being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the historic fabric and traditional character of this listed building in all respects (Policy HE3 of the CBLP and Section 16, NPPF)
4) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used historically in the existing building, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Policy HE3 of the CBLP and Section 16 of the NPPF).
