The development hereby permitted shall begin not later than three years from the date of this permission.

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

The vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) for a distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety (CBLP T2 and NPPF Sections 9&12) |

The outbuilding shall only be used for purposes incidental to the enjoyment of the main dwellinghouse.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area (Section 12, NPPF) |

Tree pruning required to facilitate development shall be confined to that specified in Sections 7.2.1 and 8.1 of the supporting document 'Tree Survey and Arboricultural Impact Assessment ' dated 23rd March 2026, and also as specified in Appendix 1 'Tree Data Table' of the supporting document 'Arboricultural Method Statement', dated 23rd March 2026, as prepared by Elders Tree Consultancy, with the works carried out by competent arborists working in full compliance with BS 3998 : 2010 'Tree Work -Recommendations'.
Reason: To ensure that only tree work deemed to be justified to facilitate development is undertaken,thereby avoiding unwarranted and/or unjustified tree work, which would otherwise be to the detriment of the landscape, screening and amenity value of trees located within the Houghton Regis Conservation Area, and those protected by a Tree Preservation Order (Policy EE4 of the CBLP, and Section 15 of the NPPF) |

Prior to development, tree protection barriers and ground protection shall be installed, positioned and constructed in strict accordance with Section 4 'Sequence of Works', Appendix 2 'Specifications for Protective Barriers and Signage', Appendix 3 'Specification for Ground Protection', and Appendix 4 'Tree Protection Plan', of the supporting document 'Arboricultural Method Statement', dated 23rd March 2026, as prepared by Elders Tree Consultancy. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works.
Reason: To prevent compaction, asphyxiation, excavation and chemical contamination damage within the designated Root Protection Area of retained trees, so as to maintain tree health,anchorage, amenity, landscape and biodiversity value (Section EE4 of the CBLP, and Section 15 of the NPPF). |

Throughout the course of development works, all working methodology shall conform to the guidelines set out in Section 3 'Site Guidelines for Works Near Trees' of the supporting document 'Arboricultural Method Statement', dated 23rd March 2026, as prepared by Elders Tree Consultancy, with full reference being made to Section 2 'Project Arboriculturist' where required.
Reason: To ensure that working practices are carried out in accordance with good arboricultural practice, and adhere to the requirements of the Arboricultural Method Statement at all times (Section EE4 of the CBLP, and Section 15 of the NPPF). |
