Conditions or Reasons:
1) The proposed first floor side extension would by virtue of its siting, scale, form and design appear conspicuous and incongruous with the character and appearance of the streetscene. The first floor side extension would lead to a terracing effect due to not maintaining an adequate separation with the shared boundary with property known as (No. 16 Higham Gobion Road). It is therefore considered that the proposed first floor side extension would have a detrimental impact on the character and appearance of the area. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
